A couple of weeks ago here on "Your Home," I talked about the latest building trends. One trend that didn't get mentioned is the one that has folks looking for a pedestrian friendly and maintenance free environment. And there's no better way to accomplish that than with the latest generation of condos and townhomes.

"Over the last 15 years, we've seen a trend of a lot of people wanting to return to urban areas where it's very pedestrian friendly. Where all the services, you don't need to get into your car and drive anywhere," developer Sonny Bonacio said.

The biggest appeal, especially for retirees, is the maintenance free aspect of condo living.

"Here we have heated sidewalks. HOA takes care of all the common areas, trash chutes, indoor heated parking and maintenance free lawns," Bonacio said.

Bonacio's buildings tend to be on the higher end of the scale. But, as with any property, the units can be customized to suit your wildest wishes and desires. Meaning, you are only limited by your wallet.

"Anything you can think up we can do. We have two story units, we have a lot of home theaters, home offices, bonus rooms and very large terrace areas for outdoor entertaining," Bonacio said. "Our price point runs from the low $600,000's and we've had people buy multiple units and add up to 5,000 square feet."

And, keep this in mind, according to Bonacio, resale for condos has been very strong. He said people who bought from him six to seven years ago are seeing anywhere from an 18 percent to 20 percent return on their investment.
